A market study was carried out with cell phone operators to determine the value of the rents that these companies offer to the owners of real estate in which they intend to develop telecommunications facilities. The study determined that the general practice of the industry is the establishment of tabulators for different geographical areas, establishing the municipal level as the basis for making offers.
Market Research based on the following premises:
- The market structure showed a very high geographical dispersion of sites with individual owners.
- The industry is dominated by Oligopolies.
- The practice of the industry is to establish tables with minimum, average and maximum values to be offered to the owners of the sites that are of interest for the telecommunications installation.
- During the market research process, tabulators were obtained from various states of the Mexican Republic.
Analysis of the information:
Based on the information collected in the research stage, an analysis of the values offered for the different geographical locations was carried out, looking for these with different variables corresponding to each of the municipalities. As a result of these analyzes, it was determined that the values are related to population density variables and some attributes related to the level of use of technologies and the level of development reported by the different municipalities.
Given that this work is focused on the partial leasing of Mexican federal facilities at the national level, the Income methodology establishes that the Minimum Income Value must be established, the determination of which is carried out considering the multiple regression analysis based on five variables and socioeconomic factors.
